Land Development in the Township of Langley
Ongoing | Township of Langley, British Columbia
Experience in Langley’s Growth Areas
Located on the traditional territories of the q̓íc̓əy̓ (Katzie), qʼwa:n̓ƛʼən̓ (Kwantlen), Máthxwi (Matsqui), and other Coast Salish Peoples, the Township of Langley continues to grow through a combination of urban expansion, employment development, and evolving neighbourhood plans.
For developers, delivering projects within this environment requires coordination across land-use planning, infrastructure servicing, transportation networks, municipal approvals, and long-term community objectives.
McElhanney has supported development projects throughout the Township, with particularly strong experience in Willoughby, Latimer, Yorkson, Williams, and Brookswood. This work has provided firsthand insight into the planning frameworks, servicing considerations, and development requirements that shape growth within these communities.
Supporting Complex Development Projects from Planning Through Construction
Large-scale development projects often require years of planning, municipal coordination, and technical analysis before construction can begin. Throughout the Township of Langley, our land development team has worked closely with developers and landowners to transform previously undeveloped lands into new residential neighbourhoods, commercial areas, and mixed-use communities while navigating evolving planning policies, servicing requirements, transportation considerations, and market demands.
Clients including Qualico Communities, Mitchell Group, Suncor, Paddington Properties, Sunsa Holdings Ltd., the Township of Langley, and other development partnerships have advanced projects within some of the municipality’s most active growth areas. Supporting these initiatives has required coordination across planning, engineering, surveying, landscape architecture, infrastructure design, approvals, utility servicing, and construction-related disciplines.
These projects demonstrate the collaborative effort required to move complex developments from early planning through implementation while balancing development objectives, municipal requirements, and long-term community growth goals.
Supporting Growth in Willoughby, Brookswood, and Beyond
1,045.9 Acres (423.3 Hectares) Supported Across the Township
Successful development projects require an understanding of both the local planning context and the unique opportunities and constraints that exist within individual neighbourhoods.
McElhanney has supported clients in advancing more than 1,045.9 acres (423.3 hectares) of development land throughout the Township of Langley. Much of this work has been concentrated within the Township’s major growth areas, including Willoughby Community Plan Area (687.5 acres / 278.2 hectares) and Brookswood Community Plan Area (251.9 acres / 101.9 hectares). This experience includes the Southwest Yorkson Stormwater Detention System in Willoughby, an innovative dual-use facility that combines underground stormwater storage with community sports fields. The project received the ACEC-BC Award of Excellence in 2019 for its creative approach to municipal infrastructure and community land use.
The accompanying map illustrates the concentration of development experience within these communities, demonstrating long-standing involvement in areas that continue to shape the Township’s growth and evolution.
Projects within these growth areas have required clients to address transportation connections, municipal servicing strategies, infrastructure delivery, land-use planning requirements, and the coordination of multiple interest holders over multi-year development timelines.
